Job Title: Construction Manager

Reports to: Executive Director
 

Position Summary:

The Construction Manager is a full time salaried position. The Construction Manager is responsible for all aspects of the construction process and for the training and supervision of unskilled and skilled volunteers. They will create and supervise the implementation of building plans and construction schedules, obtain all required permits, schedule and supervise sub-contractors and volunteers, maintain and control the inventory of building supplies, tools and equipment and supervise the actual construction of Habitat build projects. The Construction Manager will also work in assisting with site development and construction quality assurance methods and budgeting to improve long-term efficiency of our program.
 
Habitat Mission:

   The mission of Marion County Habitat for Humanity is to work in partnership with God and people everywhere, from all walks of life, to develop communities with people in need by building and renovating houses, so that there are decent houses in decent communities in which every person can experience God’s love and can live and grow into all that God intends.  

General Requirements:

  •  We do not require that employees maintain any particular belief system, but they must be willing to accept and support the Habitat mission, purpose and goals and be committed to our ideals and philosophy.  

  • Construction Experience: must have a working knowledge of most aspects of residential construction for WV, construction safety, and have the confidence to effectively lead volunteers on the site. Also must have general knowledge of the universal building code, and the ability to make good technical decisions in the face of inevitable construction questions and problems.

  • People Skills: Being able to work with volunteers is almost as important as being able to build the house, therefore the candidate must be patient, maintain an air of confident enthusiasm about work being done, and should strive to make the work experience enjoyable and rewarding for every volunteer. No profanity on the work site. Also must treat house recipients with respect and dignity.

  • Act as a Supervisor: The role of the Construction Manager is to coordinate the site work. If a small number of volunteers are present at the work site, the Manager may be able to participate in the actual work the entire day. As the number of volunteers increases, it will be more important for the Manager to supervise.

  • Understand Habitat for Humanity: people who supervise the construction process are some of the most visible ambassadors for HFH. They will be asked Habitat-related questions from volunteers, public officials, and sometimes the media. It is also important that they remind volunteers of the mission and purpose for the work. Therefore, once hired, they should have a basic working knowledge of the Habitat process and mission.

 
Responsibilities:

  • Manage the construction of Habitat houses (currently 1-2 houses per year) as well as our repair program.

  •  Supervise and train volunteers and homeowners on house construction techniques and safety each work day

  •  Maintain house schedule to finish on time and within budget

  •  Work closely with the Executive Director to purchase and ensure materials and service needs are provided in a timely manner to the job sites.

  •  Complete home to Habitat standards and quality

  •  Provide a monthly construction update and attend monthly board meetings and other committee meetings as necessary

  •  Work with Executive Director to create a strong volunteer program

  •  Work with Executive Director to develop construction plans

  •  Seek partnerships with local contractors and unions and verify sub-contractors work is complete and on schedule

  •  Sign off/verify the Partner Family and donated sweat equity records

  •  Ensure all volunteers sign waivers and help maintain the volunteer log book

  •  Maintain tools, equipment and garage space to keep organized and in good working condition. Also create inventory of tools

  • Attend appropriate trainings and continuing education

  • Oversee all warranty complaints and repairs

  • Schedule meetings with the house recipients to go over house choices and performs final walk through with home recipient and their Family Nurturer.

  • Other duties as assigned

 
Qualifications:

  • Possess good communication skills, the ability to follow through and the capability to manage details. Familiarity with MS Word, Excel and email applications

  • Technically able to construct all phases of a simple residence

  • Positive attitude

  • Ability to lead and work with unskilled volunteers

  • A license to practice general residential contracting and a technical degree are plusses
